According to the Lagos State Commissioner for Physical Planning and Urban Development, Dr. Oluyinka Olumide, approximately 80% of buildings in Ibeju Lekki lack the necessary approvals. In a recent interview with journalists, Dr. Olumide highlighted the widespread issue of unauthorized structures in the area. He explained that many estates in the region were developed without proper approval processes, raising concerns about the lack of compliance with zoning regulations and permits.
Dr. Olumide outlined the necessary steps for obtaining approval, emphasizing the importance of adhering to zoning regulations and acquiring the required permits before commencing any construction. He noted that despite these regulations, many individuals proceeded with developing properties without obtaining the necessary authorization from the appropriate authorities. This lack of adherence to regulatory processes has resulted in the proliferation of unauthorized developments in Ibeju Lekki and Epe areas.
In addition, Jide Odusolu, the Chief Executive Officer of Octo5 Holdings, pointed out that the master plan for the Lekki Peninsula underwent significant changes after 2010 due to rapid development and non-compliance with existing regulations. He mentioned that the accelerated growth of newer estates in the region led to deviations from the original master plan set during previous administrations. Mr. Odusolu also highlighted the challenges faced by developers in providing necessary infrastructure without adequate support from the government.
Furthermore, Femi Oyedele, the Managing Director of Fame at Oyster & Co. Nigeria, emphasized the need for coordinated planning and development to address the existing issues in Lekki. He suggested the demolition of approved estates along specific arterial roads to create space for planned infrastructure projects. Mr. Oyedele advocated for a comprehensive urban redevelopment plan similar to the transformation seen in other cities, such as Abuja, to accommodate the growing population in Lekki and ensure sustainable development in the region.
